Smoke Rise, Kinnelon's best-known section, is a private gated community of roughly 900 homes across 3,500 wooded acres, originally the estate of tobacco industrialist Francis Kinney — residents pay mandatory annual club dues (roughly $2,980 as of recent years) plus a one-time initiation fee, and the club must approve building plans. Fayson Lakes, the borough's other primary section, is a separate private lake community formed in the 1930s.
